Criteria for our Rentals

Before applying for one of our properties, please make sure you meet all of the qualifications listed below. If you have any questions about our criteria, please ask us!

 Please note: We DO NOT accept unemployment as income and we DO NOT accept Section 8

Criteria for Properties Priced $1000/mo or over

(each adult living in the property must meet the below, married couples can combine income.)

1. Credit score must be at least 620.
2. Monthly income must be at least three and a half times the monthly rent amount. 

3. Must be at current job for the past 6 months.
4. No bankruptcies or foreclosures within the the past 2 years.
5. No evictions.
6. No felonies.
7. No outstanding utility collections or unpaid utility bills.

8. Landlord verification form required.

9. No outstanding balances owed to current or previous landlords.

* It is important that you read the screening criteria above.  If you do not believe that you will meet these qualifications, we recommend that you DO NOT complete the application and pay the application fee.

Criteria for Properties Priced Under $1000/mo

(each adult living in the property must meet the below, married couples can combine income.)

1. Credit score must be at least 550.
2. Monthly income must be at least three and a half times the monthly rent amount.

3. Must be at current job for the past 6 months.
4. No evictions.
5. No felonies.
6. No outstanding utility collections or unpaid utility bills.

7. Landlord verification form required.

8. No outstanding balances owed to current or previous landlords.

Income Documents Requirements

1. Each applicant is required to provide the most recent 2 paystubs from employer as proof of income. If employment is to begin shortly, applicant must provide an offer letter on company letterhead. If applicant lists another source of income, they are required to provide proof of that income. We cannot accept bank statements or employer letters as proof of income. You may be asked to provide your last paystub from the prior year.
2. Self-employed applicants must submit the previous 2 years filed tax returns for income verification and a current P & L.
3. Each applicant individually must be able to show three and a half times monthly rent in gross income in order to be approved.  A married couple can combine their income to qualify.

Applicant Screening Process

- The non refundable application fee is $50 (plus $3 processing fee) for each adult who will be living in the property (each adult must complete their own application).

- Applications are processed in the order that they are received with all required documents and information.

- An application cannot be approved until all aspects of the screening policy have been completed and reviewed by the property manager.

- Housing is on a first come, first served basis, therefore, we do not hold properties until the application is approved and a deposit payment is made.

- If you do not meet our screening criteria, we may send your application to the owner of the property for approval.

- If you have a cosigner, the cosigner must meet all of the qualifications. Having a cosigner does not guarantee approval. Your application would still need to be approved by the owner of the property.
